What is a Fire Retrofit Certificate?

A Fire Retrofit Certificate is a formal document issued by a certified authority (typically the fire department) to verify that certain fire safety upgrades or improvements have been completed in your older existing building to meet current fire safety codes and standards.


This is usually needed when your building has been built before 1990.

Insurance and liabilities

In many cases, property insurance is a condition for securing a mortgage. If a building does not meet fire safety standards, insurance companies may refuse to insure the property, or they may charge significantly higher premiums. This can affect the mortgage approval process.

Property Mortgages

If the property is older and / or undergoing a renovation, lenders may require a fire retrofit certificate to ensure that the necessary fire protection systems are in place.
 
This is especially true for properties being refinanced, renovated, or repurposed.
